Early warning signs of roof problems

One of the most common defects found in properties are roof damages. When you’re inspecting a property, look out for things such as cracks or any leak marks in the ceiling. However, if you notice parts of the ceiling where paint is newer or has a slightly different colour, it might be a sign that the property is having roof issues.

If the property you’re interested in has an attic, always make sure you go up to look around. These include damaged foundations of the building, rotting wooden fixtures such as stairs and window frames, and visible damp areas around the house. When you’re viewing a property, look out for things such as sinking, uneven or squeaky floors. Sinking and uneven floors sometimes can be hard to spot as they might be covered up with small rugs or carpets. Squeaky floors can also be covered up with rugs, however it is fairly easy to spot thi particular issue. Even though it might seem futile, squeaky floors can indicate serious damage within the property that needs to be assessed.

Moreover, if you notice that any of the rooms within the property are carpeted throughout, it could mean that the wooden floor underneath can be in a poor condition. This is especially applicable in older properties, as their floors are likely to deteriorate with time. You also most probably won’t be able to know whether the floors in carpeted rooms are in a good condition even in new properties.

Mickleham New Home Inspection

House Inspections Melbourne was recently called to do an inspection on a newly built house in Mickleham prior to handover. Mickleham is a newly developed suburb in Melbourne’s North, approx. 32 km from the CBD. Our Mickleham new home inspection found that the building was not built up to code.

The suburb is still in development with aims to develop the area to sustain multiple schools and businesses, with a large city centre and business park. The area has buying potential for young families planning for a future. Our customer wanted to have confidence in the construction of their new property, and reached out to us to conduct a pre-handover inspection.

It can be easy to see only the nice modern features in a newly built house, but we at House Inspections Melbourne pride ourselves in being able to assess the quality of the construction. This allows us to give insight into how the house will hold-up for years to come.

Overall the property featured mostly minor finishing faults. We found a fair few areas where the paint was finished poorly, not meeting acceptable standards for new home handovers. The paint was a problem throughout the house. Similar problems were found with the doors across the house not up to code, being slightly off hinge, or not lining up with the frame properly. This is another problem needing to be rectified before handover.

Plumbing in bathrooms, laundry and kitchen was fair, with everything working and found to be up to code. The only problems found was the untidy paint, a recurring problem. The paint had also affected the cleanliness of the tiles, which also needed to be addressed. No water leaks or potential leaks were found. When moving on to the roof, we found it to also be in reasonable condition, with thick installation and adequate roof coverings. The exterior of the roof was also reasonable, with only two tiles and one down-pipe requiring minor but easy adjustment

The biggest, and most troubling issue with the house was the flooring. In the kitchen and garage the floor was found to be not level. The floors need to to relayed in these areas to comply with standards. Floors that are out of level upon construction have the potential to become worse overtime. As they are a key structural feature in the house, it is important that they are held to standard. The flooring was a major problem, which lead to our report deeming the house ‘below average’ quality.

With newly built houses, builders are required to build the property in a way that is up to code. This means that all minor and major faults noted by House Inspections Melbourne must be rectified by the builders before our clients move in. Many of the issues found in this house would have not been noticeable to an untrained eye. We all know how important a building inspection is. Before settling in at a new home you want to make sure that there are no issues regarding the integrity of the building. So the question is: do you make an offer before or after completing a building inspection?

There has been great debate surrounding this question. This is due to many who have been burned by taking this decision too lightly. So let’s weigh the options now so you can decide for yourself when the inspection should occur!

Inspecting before

Pros:

You may come across issues that will stop you from moving forward with purchasing that particular property before investing a large sum of money.
Not all offers have to contain a contingency agreement in respect to the inspection. By doing a building inspection beforehand you ensure that you won’t end up in a house with multiple and costly issues.
You’ll have all the facts before placing an offer on the property. While the seller may have conducted a house inspection previously, it never hurts to have your own inspection done. This ensures you have the correct information before making a big decision. Having a second opinion can be the make or break in your decision making process.
If you choose to forego making an offer, you may avoid other costs elicited in the contract. Shelling out a few extra hundred dollars is a valuable investment and as my mum has taught me, it’s better to be be safe than sorry!

Cons:

With no contract in place, there is a chance the seller may go with another buyer while you are in the process of the inspection. Of course this depends upon whether or not the house is in high demand or if it’s in a popular location.
After placing an offer you still may not be able to come to terms with the seller. This means if there are possible issues, they may choose not to do anything about it. In turn, this will result in another expense for you as the buyer.

Inspecting after

Pros:

Oftentimes when purchasing a house, you’re able to make an offer contingent upon a house inspection. In this case you won’t be losing any money upfront.
If there is a contingency agreement regarding the inspection, then you’re able to negotiate the terms of the contract or back out of the house altogether – depending on the agreement of course.

Cons:

With no contingency agreement in place you may be stuck with the house you purchase! This is inclusive of roofing issues, mold, termites and any other problems you may have not been aware of at the time of purchase.
If the issues found within the property are outrageous and you decide to terminate the purchasing contract you will have to pay your way out. In Victoria you have a three business day ‘cooling off period’ from the date of the signed contract to back out at 0.2% of the purchasing price. This could be quite a hefty fee to pay for simply foregoing a house inspection prior to placing an offer!

The verdict

Purchasing a house is a big decision. It really comes down to the conditions surrounding the contract when choosing the best time to do a house inspection. With this being said, the pros greatly outweigh the cons in most cases with a pre-purchase inspection. Making the decision to get your house inspected before making an offer will usually be your best bet!

New Home Inspection Truganina

A new home inspection in Truganina recently had our building inspectors out in the western suburb to take a look at a new home. Organising a new home inspection before moving in is a great idea. Since 2011, the population in Truganina has more than doubled, providing increasingly more people with that country style feel close to the city. Being a perfect place for families to build a home, House Inspections Melbourne was asked to thoroughly inspect a client’s new home from top to bottom.

Our professional building inspectors firstly reviewed the interior of the new home. A closer look at the ceilings revealed poor paint work, suggesting that all linings will need to be repainted. Floors and internal woodwork were another focus of this new home inspection, exposing squeaking in both the bedroom and bathroom. The stairwell also had incomplete and defective paint jobs, which had to be fixed before moving in.
